Welcoming a new tenant

The first two weeks decide how the next two years go.

Before they move in

  • Sign the rental contract (Mietvertrag). ez-wg can create one from the tenancy.
  • Agree the deposit and the first rent, and how they'll pay. Rent goes directly to you, never through ez-wg.
  • Walk through the room together and write a handover record (Übergabeprotokoll) with photos of anything worn or damaged.

On move-in day

  • Hand over the keys, and note how many.
  • Show them the flat: heating, fuse box, the Wi-Fi password, the rubbish bins and collection days.
  • Introduce the flatmates, add them to the house group chat, and explain the cleaning rota.

In the first two weeks

  • Give them the landlord's confirmation (Wohnungsgeberbestätigung). They must register their address within two weeks and can't do it without it. ez-wg creates it from the tenancy.
  • Record the tenancy in ez-wg if you haven't yet: it sets up the rent schedule and reminders, and after a month you can review each other.
  • Check in after a week and ask how it's going.

    Print the Wohnungsgeberbestätigung

    The form the Bürgeramt expects, filled in from the tenancy. Your tenant needs it within two weeks of moving in.

Quick answers

What is a Wohnungsgeberbestätigung?

The landlord's confirmation a tenant needs to register their address at the Bürgeramt, within two weeks of moving in (§ 19 BMG). ez-wg creates it from the tenancy.

Do I need a handover record?

Yes. Walk through the room together, note the meter readings and anything worn, take photos, and both sign. It settles most deposit arguments before they start.

When can the tenant review me?

After a month, you and your tenant can review each other on ez-wg. Good reviews show on all your rooms.
