How to write a room description

Answer the questions tenants have, in the order they have them, and the right people write to you.

Start with the facts

  • Open with one sentence: what it is, how big, where. For example: "Bright 16 m² room in a three-person WG in Ottensen."
  • Then the money: the rent, what the bills cover, and the deposit. Unclear costs are the main reason people don't ask for a viewing.
  • Then the dates: from when, and for how long.

Then what makes people choose

  • The people: who lives there, what they do, how you share the kitchen and bathroom, and whether you do things together.
  • The area: the nearest stop, shops, and how long it takes to get to the centre or the university.
  • What you like most about the room or the flat. One honest sentence beats a list of adjectives.

Keep it honest and easy to read

  • Short paragraphs, no capital letters for emphasis, and go easy on exclamation marks.
  • Mention the downsides someone will notice anyway: a busy street, a fourth floor without a lift, a small window.
